| BUYER ORIENTATION
INFORMATION
Buyer orientations or walk-throughs are approximately one week in advance of move-ins. These orientations will be conducted by a Palazzo Customer Service Representative from Su Development. The purpose of the orientation is to acquaint you with the features of your home, where things are located and how systems operate. In addition, this is an opportunity for you to make note of any workmanship deficiencies there may be in the home. This is your time to learn everything you want to know about your new home and to participate in the final inspection. Please do not hesitate to ask questions. Buyers should take special care to call the attention of the Customer Service Representative to items that are not warranted unless recorded on the Possession Agreement such as:
All incomplete items will be recorded on the Possession Agreement and completed within 30 days of the walk-through. Home Owner Manuals will be provided at closing. These include
information on who to call for gas, electric, phone, etc. Kris Philmlee of
Su Development will contact buyers to schedule the orientations. Her phone
number is 425.453.8886. Approximately 2-3 days prior to your closing date, Wells Fargo Escrow should receive loan documents from your lender (if applicable). At that time you will receive a call from Wells Fargo Escrow to schedule an appointment to sign the closing papers. Prior to your signing they will notify you of the amount of funds necessary to close any outstanding loan conditions. You will need to provide either a cashier's check payable to Wells Fargo or arrange to wire transfer your funds. Contact Emily Porter (425.458.3260) for wiring instructions. If you are liquidating stock, remember it can take up to 2 weeks to process the paperwork with the brokerage company. The signing will take place in the Bellevue offices of Wells Fargo Escrow and will take between 30-60 minutes. Please bring picture ID with you for Notary purposes. You will receive copies of all documents you have signed. Once Wells Fargo has received an authorization to record from your lender they will notify you, Cynthia Vaughan, and the Seller. After closing, you will receive a Final Settlement Statement from Wells Fargo. Within the next two months you will receive your original recorded Statutory Warranty Deed and the original Title Insurance Policy from Chicago Title.

This is usually one day following but could be up to three days following the signing of your escrow papers. There will be no exceptions.
